Property Management

property management

  • Property Management Fee is 8% of rent collected.
  • One time set up fee of $250.
  • Tenant placement fee of $200.

While you are getting to know us, we will:
  • Visit the property and discuss features, comparable properties, and rental pricing with you.
Once engaged, we will set up your property management file ($250.00 ONE TIME FEE):
  • Verify acceptable rental terms and create a property management agreement.
  • Verify the property is registered as a rental through the Maricopa County Tax Assessor.
  • Verify TPT license and prepare AZDOR form 285 so that we may collect and remit rental tax payments on your behalf.
  • Collect a copy of the property insurance declaration page, a W-9, and an ACH form so we may disburse rental payments to you electronically.
Marketing (no charge, unless special package is requested)
  • Create descriptive advertising, take photos of the property (professional photos are available for a fee).
  • Market the property on many sites that syndicate for no fee. The most popular are Zillow, Realtor.com, Redfin, Truilia, Hotpads, Dwellsy, Zumper, and others include… apartments.com, apartmentfinder.com, doorsteps.com, move.com, forrent.com, homes.com, hunt.com, oodle, rentbits, rentpath, apartmentguide.com, rent.com, lovely, rentals.com, rentalhouses.com, trovit, Scottsdale Housing Facebook groups, Scottsdale Nextdoor group. Fee based marketing is available. MLS is an additional 3%, VRBO is 8%, Airbnb is 3%.
Tenant Screening and placement:
($200.00 for either a new tenant or at tenant renewal)
  • Screen prospective tenants, including obtaining an application, running criminal background, credit check, eviction check, verifying income and employment (through paystubs or bank statements).
  • Prepare and sign lease agreements, extensions, and other addenda relating to the leasing of your property. We will be the main point of contact for your tenants during their occupancy.
  • Meet with tenants to deliver keys and complete a walk-through inspection at move in.
  • Provide paperwork to HOA and remain in communication with the HOA throughout tenancy.
Managing your tenants:
  • Tenants will be provided a secure online portal to make maintenance requests and ACH rent payments.
  • We will collect rent, deposits, taxes, and any fees for your property and disburse the funds as required.
  • Meet with tenants to retrieve keys and complete a walk-through inspection at move out.
  • Provide a move out inspection report to owner and tenant detailing money withheld from deposit to cover excessive wear or damages.
  • We will withhold damages from deposit and return the remainder to tenant at lease termination.
  • We will notify tenants of past due rent and send notices for non-payment or lease violations. We will initiate legal forcible detainers (evictions) if necessary, provide all necessary documentation and show up for court. For complex situations we may hire a third-party legal service. Legal services if required, will be paid out of the owner’s reserve funds.
Owner services during tenancy:
  • Pay rent received by ACH deposit directly into the bank account of your choice.
  • We will inform you of any maintenance or repair requests received from the HOA or tenant.
  • Upon your request, typical property maintenance and repairs up to $300 will be managed by Quest Pmg. The cost associated with the work will be paid to the vendor preforming the labor from your reserve account. We will NOT advance funds for the operation of your property. The owner is responsible for the cost of all repairs, maintenance, and unforeseen emergencies. Owners can add owner reserve funds to their account anytime through their online owner portal.
  • Provide you instant access to operating statements, net rent proceeds, and copies of any applicable invoices or documents through your secure personal portal using our secure software system.
  • File returns and pay TPT taxes collected and held on your behalf.
  • Disperse funds held on your behalf to pay vendors for fees for completed services.
  • Provide you with a year-end financial recap, including a 1099 form for your federal income taxes.
  • At your request, serve as statutory/registered agent for out of state owners.
  • Home Check and Home Check plus services provided prior to new tenant occupancy.
  • Additional services available upon request.

Home Check Services –

  • Visually Inspect interior and exterior of walls, ceilings and floors for damage or leaks
  • Secure windows and doors
  • Pick up newspapers, flyers at door
  • Interior – Run all faucets, flush toilets, check under sinks
  • Verify operational: refrigerator/freezer, furnace, A/C, hot water heater
  • Rotate lights on/off, upon request
  • Email owner the work order with inspection results and photos
  • List recommendations for maintenance, inspect housekeeping.

Home Check “Plus” Services –

  • Replenish owner provided housewares and supplies
  • Empty mailbox
  • Change locks / combo locks
  • Replace air filter
  • Replace light bulbs as needed
  • Replace batteries needed: remotes, garage door openers, smoke detectors
  • Test smoke detectors

Project Management

Additional Services available for a fee 
  • Inventory housewares and supplies
  • Purchase housewares and supplies
  • Schedule, supervise and/or inspect housekeeping services
  • Schedule landscapers, painters, carpet cleaners, handyman, pest control
  • Meet contractors or service providers
  • Supervise remodeling, delivery of materials, furniture, home goods
  • We can help furnish your short, mid- term or corporate rental
  • Change A/C, heater filter(s) every 90 days or upon request
